All house plans on this web site are copyrighted by Ratliff Residential Designs, LLC. and/or Ratliff Residential Designs, LLC (collectively RRD); licensed by/in the state of NC.
In return for payment of a one-time fee, RRD grants the purchaser (“user") a limited license to use the Plans according to the products purchased below:

AutoCAD Files
The purchaser receives a non-exclusive, non transferable multi-use license to construct an unlimited number of homes from the plans purchased. The license to construct homes from these plans is granted to the ORIGINAL purchaser only and may NOT be transferred, assigned, or sub-licensed to any other party. You may reproduce or modify these plans for your construction purposes only.
If any standard options are included in the order (such as an unfinished basement foundation, slab foundation, 2x6 wall conversion or full reverse) only these options will be included in the CAD file. The purchaser does not receive both the basic plan as designed AND the optional standard modifications or any combination of those options. If additional files are needed showing the plan as originally designed or with a different combination of options, an additional file fee applies.

PDF Reproducible Set or One Reproducible Set -
The purchaser is allowed to build one house. A reuse fee must be paid to receive a license to build the house another time.
You have permission to make photocopies and/or computer generated copies of the Plans for the purpose of building the home ONE time. A letter will be provided with the plans giving permission to make copies.
You may change or modify the plans by either making changes to the plan documents or by redrawing the Plans. Any redrawn or authorized copies must bear the RRD copyright information. NOTE: Some States require the Plans to be sealed and /or re-drawn by a professional (architect or engineer) licensed in that state. The user is responsible if this requirement applies. RRD is not responsible or liable for any change, and you accept full responsibility for the accuracy and integrity of any changes or modifications to the Plans.

8 Copy Construction set or 5 Copy Construction Set –
The user is allowed to build one house. A reuse fee must be paid in order to receive a license to build the house another time.

1 Review Set –
Review sets are stamps “Not for Construction". They are for review and bidding only. The user does NOT have permission to build the home. A minimum of 5 copy construction set must be purchased to receive the license to build the home. Review sets may be upgraded to a 5-set, 8-set, PDF or AutoCAD within 90 days with payment of a nominal upgrade fee plus the difference in cost.
RRD retains copyrights to and ownership of the Plans and any derivatives of the Plans. Your payment of a fee for use of the Plans does not transfer any right, title or interest in the Plans except as provided by this license agreement. RRD may license Plans to other users.
This license remains in effect with the original user. Neither the license nor the plans may be transferred or sold to third parties.
RRD Makes no express warranties or representations, and hereby disclaims any implied warranties, including any implied warranty that the plans are suitable or sufficient for any particular purpose.
This Agreement is governed by the laws of South Carolina. The user agrees that any action at law or in equity that arises out of or relates to this Agreement, the Plans, or use of the Plans will be filed only in the state or federal courts located in North Carolina, and you hereby consent to the personal jurisdiction of such courts for the purposes of any such action.
The license granted hereby shall not transfer by virtue of any merger with, or acquisition of Customer by, another entity, nor shall Customer's acquisition of another entity by purchase, merger, or otherwise, authorize use of the license by any business operation different from that of Customer as it exists at the time of this Agreement.
All of the terms and restrictions of the license granted hereby are conditions precedent of the license. Any violation of any of the terms, conditions, and restrictions of this license shall cause the license to be immediately revoked of its own accord, without notice from RRD.
ABOUT BUILDING CODES
Each plan is designed to be consistent with CABO One and Two Family Dwelling Code or the International Residential Code in effect at the time the plan was created, but RRD does not warrant such conformity. Modifications may be necessary to meet applicable building codes, ordinances, local climatic, and geographical design criteria. Consult a builder, architect or other construction professional as necessary. RRD Specifically disclaims any responsibility for ensuring the plans, and/or any house built using the plans, satisfies local or other applicable building codes. Determining and complying with all applicable codes is your responsibility. Manufacturer instructions should be followed for all materials, appliances, and systems. Heating/air conditioning layouts, plumbing pipe layouts, and electrical wiring layouts are not included. Consult a local mechanical contractor for systems suitable for local climate conditions.
Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping.

RETURN POLICY:
Returns and refunds are not accepted once a plan package is opened due to the sensitive nature of the copyrighted material contained therein. Partial returns and refunds are allowed for unopened packages only if returned within 90 days from the purchase date. Exchanges, either to a different plan or to a different foundation, etc. of the same plan, can be made within 90 days from the purchase date. The cost to exchange is 20% of the original order subtotal plus any difference in price. All original plans must be returned for an exchange to occur. Credit is not applied when exchanging to a plan of lesser value.
The exception to the exchange fee is for Review Sets only. Review sets may be exchanged or upgraded to a 5-set, 8-set, PDF or AutoCAD files within 90 days with payment of a nominal upgrade fee plus any difference in cost. Credit is not applied when exchanging to a plan of lesser value.
Because they can be copied, Reproducible sets (printed and PDF) and AutoCAD files canNOT be exchanged or returned. All sales on these are final.
*Plans are not guaranteed to meet local codes. You are responsible to familiarize yourself with the codes required for your area as well as for any costs associated with having the plans adjusted to meet local codes (if necessary).

Shipping
Our products are shipped within 24 Hours using the following carriers: USPS FedEx . To return your product, you should mail your product to:7518 Wilkins Terrace Dr., Charlotte NC United States 28269. You will be responsible for paying for your own shipping costs for returning your item. Shipping costs are non-refundable. If you receive a refund, the cost of return shipping will be deducted from your refund. Depending on where you live, the time it may take for your exchanged product to reach you, may vary. If you are shipping an item over $50, you should consider using a trackable shipping service or purchasing shipping insurance. We don’t guarantee that we will receive your returned item.

Ratliff Residential Designs, LLC and its affiliated companies (collectively, the “we," “our" or “us") created this Privacy Policy in order to ensure the confidence of individuals and companies (including any authorized users of such companies) (collectively, “you" or “your") using our Web sites (the “Site"), and to demonstrate our commitment to fair information practices and the protection of privacy.

You may choose not to provide us with any Personal Information. In such an event, you can still access and use much of the Site; however you will not be able to access and use those portions of the Site that require your Personal Information. You should check whether your browser settings allow you to refuse cookies. 5. Business Transition

How can I avoid legal action?
1. Home Plans are COPYRIGHTED! Ratliff Residential Designs, LLC. and/or Ratliff Residential Designs, LLC designed -- and hold the copyrights to -- the pre-designed Plans on this web site. Only with the purchase of the printed reproducible drawings or the PDF format, the buyer is granted additional permission to print or photocopy the construction documents. And only with the purchase of the AutoCAD files, the purchaser is granted permission to build the home an unlimited number of times. Just like books, movies, and songs, federal copyright laws protect the intellectual property of architects and home designers by giving copyright protection to home plans and designs. The copyright laws prevent anyone from reproducing or reusing the plans or design without written permission from the copyright owner.
2. Don't copy designs or floor plans from any publication, electronic media or existing home. It is illegal to create construction drawings of home designs found in any plan book, electronic files or on the Internet. It is a common misunderstanding that it is permissible to copy, adapt or change a floor plan or design found in any media. It is not. It is also illegal to copy a constructed home that is protected by copyright, even if you have never seen the plans for the home. If a particular plan or existing home is desired, plans must be purchased from an authorized source.
3. Review Sets. The purchase of one set of plans does not give you the license to build the home. It is a review set only and is marked "Not for Construction." A minimum of 5 sets must be purchased to receive the license to build the home.
4. Building more than one home from the purchase of any one single license is an infringement of copyright. The purchase of additional sets of plans does not give you the right to construct more than one home. Only our AutoCAD product provides the license to build the home multiple times. Contact our customer service department to determine if a reuse fee applies to your order and can be paid to receive another license to build the home.
5. Plans and blueprints cannot be copied or reproduced unless Printed Reproducible Sets, PDF or AutoCAD files are purchased. If additional sets of plans are needed for estimating or construction, please contact us to purchase additional sets at a nominal cost. Copy shops are prohibited from making copies of these plans.
6. Modification to plans. You may want to make some revisions to adapt to your specific needs, and some states require the Plans to be sealed and/or redrawn by a professional (architect or engineer) licensed in that state. Even if you make modifications to a copyrighted design and/or have the plans completely redrawn, the modified design is not free from the original designer's copyright. In addition, we are not liable for any change, and you accept full responsibility for the accuracy and integrity of any changes or modifications. You, the purchaser, are responsible for any charges incurred for modifications or to meet local codes.
7. Who is responsible for copyright infringement? Any party who participates in the violation may be responsible whether you were aware of the copyright or not. Ignorance of the law is not a valid defense. Refuse to be part of any illicit copying or use of designs, derivative works, prints, or design features by being certain of the original design source.
8. Penalties for infringement. Penalties for copyright infringement can be quite severe. Violators may be required to pay statutory damages up to $150,000.00, actual damages, profits made, and the designer's reasonable attorney fees.
9. The Plans may not be used by, transferred or resold to another person. Your payment of a fee for use of the Plans does not transfer any right, title or interest in the Plans, except as provided in the license agreement. You may loan all or any part of the Plans to third parties including associates, contractors and sub-contractors, but only as is necessary to assist you in the construction of the home depicted by the Plans. You agree to retrieve all loaned Plans after assistance is completed.
10. Derivative Works. When you modify a home plan, the new plan is considered a derivative of the copyrighted work. The copyright owner of the original work also owns the copyright to the derivative work. Even if changes are made to a plan and you want to build the home multiple times, you must pay the applicable reuse fees or have a license of the original plan to build the home multiple times. You must also display the copyright owner's copyright notice when displaying the plan and/or derivative plan.
